What Does the Security Deposit Cover?
At the end of the tenancy, if after the move-out inspection you find that the amount of the security deposit is not sufficient to cover your costs, you will have the option to call on home insurance in cases where the damage was caused accidentally by the tenant, apart from what would be considered neglect such as lack of maintenance or absence of cleaning.
But you may also address the tenant directly to claim the difference upon presentation of proof.
As a reminder, you can only deduct from the security deposit the amounts for which the tenant remains liable under the tenancy, i.e., the payment for outstanding repair costs, damages caused by the tenant, but also any rent that has not been paid.
However, if the tenant holds a contract including a fixed allowance for their energy consumption, you will not be able to deduct from the security deposit the cost of any potential overconsumption. We remind you that service charges are included in the calculation of the rent.
