My Tenant Has Inappropriate Behavior, What Should I Do?
The tenant is obliged to carry out the routine maintenance of the dwelling and the equipment present in the dwelling. Likewise, they must handle minor repairs (replacement of a light bulb, shower hose, seals, etc.) and all decorative repairs, unless they are caused by wear and tear, poor workmanship, construction defects, unforeseen events, or force majeure.
This maintenance must be effective throughout the term of the lease, and the lease may be terminated early if the tenant does not fulfill this obligation.
