The tenant is responsible for damages that occur in the apartment during their stay. You can, however, assist them in organizing the repair (contacting a tradesperson, references for the damaged item, etc.).

The cost of the repair being charged to them, you may, depending on the situation:

  • Ask them to pay the service provider directly

  • Ask them to pay for the replacement of the damaged item

  • Deduct the corresponding amount from their security deposit at the end of the rental.

Nevertheless, if the issue is a equipment failure caused by aging or if the repair cost exceeds the cost of purchasing a new device, the replacement will be at your expense since we are no longer within the scope of lessee-responsible repairs.
