What are the minimum furnishings for a furnished rental?

Until the summer of 2015, no law text provided a list of furniture essential for daily life for a tenant of a furnished dwelling. Now, the July 31, 2015 decree (n°2015-981) sets out the minimum list of furniture indispensable to allow the tenant to sleep, eat, and live in the dwelling.

The furnished dwelling must include at minimum the following furniture:

  • bed with a duvet or blanket;

  • window blackout devices in rooms intended to be used as a bedroom;

  • hobs;

  • an oven or a microwave oven;

  • a refrigerator and a freezer or, at minimum, a refrigerator with a compartment allowing a temperature of -6°C or lower;

  • the dishes necessary for meals;

  • kitchen utensils;

  • a table and seating;

  • storage shelves;

  • lighting fixtures;

  • household cleaning equipment suitable for the characteristics of the dwelling (linens and kitchen utensils must be suited to the number of occupants).
